Welcome to our Market Update, written by our very own Capital Market experts. This blog is designed to give you a glance into the most important market events happening this week.

Rates are provided by HousingWire in conjunction with Polly. Rates are updated in real-time. While other mortgage rates sites show rates being quoted to borrowers with top credit profiles, the HousingWire Mortgage Rates Center shows actual locked rates with borrowers of all credit profiles. Rates are inclusive of locks that occur below par, at par and therefore consider discounts, points, and rebates. Rates are based on a scenario with a 780 Credit Score, <60% LTV, Purchase transaction. As of 02/19/2026 – @12:00 PM EST.

A table titled “A Quick Look Back” summarizes key U.S. economic data from February 13 to February 19, 2026. On February 13, Core CPI (m/m) for January was 0.3% (forecast 0.3%, previous 0.2%). The commentary notes core CPI rose 0.3% month over month, a slight acceleration from December, and lists year-over-year Core CPI for January at 2.5%. On February 17, ADP Employment Change (weekly average) was 10.25K (previous 6.5K). The commentary states that for the four weeks ending January 31, 2026, private employers added an average of 10,250 jobs per week, marking a third consecutive week of strengthening gains and an increase from a 7,750 weekly average in the prior period. On February 18, Housing Starts (m/m) for December were 1.404 million (forecast 1.33 million, previous 1.322 million). The commentary notes starts rose 6.2% month over month to a seasonally adjusted annual rate of 1.404 million and cites a 4.1% increase in single-family starts to 981,000. On February 19, initial Jobless Claims for the week ending February 14 were 206,000 (forecast 225,000, previous 227,000). The commentary notes claims fell by 23,000 to 206,000 and that the four-week moving average declined to 219,000.

Market Commentary:

During the week of February 13–19, 2026, U.S. interest rate conditions were shaped primarily by moderating inflation indicators and renewed evidence of labor‑market strength. Collectively, these factors contributed to a stable but slightly reactive mortgage rate environment, with rates declining early in the week before experiencing modest upward pressure.

The week’s economic signals collectively pointed to a balanced interest‑rate environment in which inflation progress supported rate stability, while strong labor performance moderated expectations of near‑term monetary easing. As a result, mortgage markets experienced only marginal rate volatility, maintaining favorable conditions for both homebuyers and refinancing scenarios.
