This Market Update is written by our Capital Market specialists each week to bring you insight into what's happening in the market and how it may affect mortgage rates and real estate trends.

Rates are provided by Mortgage News Daily. The MND Rate Index is the best way to follow day-to-day movement in mortgage rates. The index is driven by real-time changes in actual lender rate sheets. This has two huge advantages, timeliness and accuracy. A "top tier" scenario is used as a baseline (75 LTV, 780 FICO, etc.). We use proprietary methodology to adjust the rate to account for points. That can mean that lenders are quoting 6.125 with points while our index is at 6.25, hypothetically.

Market Commentary:

Mortgage rates pushed upward this week, reaching multi-week highs as benchmark treasury yields climbed. Persistent inflation signals and strong economic data continue to weigh on market pricing, creating a challenging backdrop for prospective buyers.

Market Breakdown

  • 30-Year Fixed Rates: Rose from 6.71%–6.75% toward 6.85%–6.91%, touching multi-week highs.
  • 10-Year Treasury Yields: Yields moved up to 4.65%–4.83%, driving daily mortgage pricing higher.
  • Application Activity: Total application volume dropped 2.7%; refinances fell 6.2%, and purchase volume edged down 0.2%.

Economic Drivers

  • Fed & Inflation Concerns: Hawkish commentary and elevated PCE inflation (~3.7%) pushed out expectations for near-term rate cuts.
  • Energy Costs: Energy market and oil price volatility continue to pressure headline inflation.
  • Construction Spending: Private single-family building contracts decreased, keeping inventory constrained.

Actionable Strategy

  • Promote Buydowns: Pitch 2-1 or permanent seller-funded rate buydowns to ease initial monthly payments.
  • Educate Buyers: Remind clients that waiting for lower rates risks higher prices; buy now and refinance later.
  • Stay Lock-Ready: Keep pre-approvals updated to lock quickly during temporary yield pullbacks

On September 4, U.S. Non-Farm Payrolls increased by 162,000 jobs in August, significantly exceeding the forecast of 56,000 and rebounding sharply from the previous reading of negative 23,000. The stronger-than-expected payroll gain indicated a notable improvement in job creation during the month. Also on September 4, the U.S. unemployment rate for August remained unchanged at 4.1%, matching both the forecast and the previous month’s 4.1% reading, according to the Bureau of Labor Statistics. On September 10, Initial Jobless Claims for the week ending September 5 came in at 206,000, slightly above the forecast of 205,000 and matching the previous week’s 206,000. The data indicated that new unemployment claims remained relatively stable at a low level. Also on September 10, Existing Home Sales for August fell to a seasonally adjusted annual rate of 3.98 million, matching the forecast but declining from the previous 4.06 million. According to the National Association of REALTORS®, existing-home sales decreased 2.0% month-over-month and 1.2% year-over-year, pointing to continued softness in housing market activity. Overall, the week’s economic data showed a strong rebound in payroll growth and a stable unemployment rate, while jobless claims remained contained and existing-home sales continued to face pressure.

Hawkish Hold

Prediction markets are 50-50 for rate hike next week; I’m less certain. Warsh needs seven of 12 votes including his to get a hike. Hammack/Kashkari/Logan want a hike. Powell/Williams are decidedly neutral. That leaves Warsh needing four votes out of the remaining seven voters (including himself) to get a hike, when not even one has publicly endorsed a September move. I see a hawkish hold, tough talk, but no hike. - Elliot Eisenberg, Economist
